BTO or Build-to-Order is an unique public housing scheme launched by the Housing Development Board (HDB) of Singapore. Couples who are excited to own their first HDB house will apply for the scheme and be given a queue number to see the officer to select the unit they want. Once they are decided, they will place the deposit and wait for 2 to 3 years for their new HDB flat to be ready.
When the demand or application for certain launches meets a certain minimum number, the HDB will then ask the builder to commence construction. Up to this stage, the selection of dream home is based merely on brochures, estate plan and unit floor plan with facing direction on the corner of the page. This selection process is very much like buying a condominium from a new development.
For BTO, a favourably used acronym, can create unintended consequences between couple. Stress over which unit to choose, panic-attack suffered by the couple when their preferred units got taken up, quarrels over which facing to select are just some of the common sights.
Of late, I have been receiving many requests from friends and clients to help them choose a BTO flat with the best fengshui followed by 2nd best and 3rd best and etc. Is there a way to fengshui a virtual BTO flat since the construction work has yet to start? And if there is, how do I do it?
You see, we fengshui practitioners must rely on the luo pan or chinese compass to help us take the exact degree from the physical unit so that we can plot out the energy distribution of the house to see if the fengshui is good. Unfortunately, for houses that are not physically there yet, we can only rely on the floor plan's compass to help us extrapolate.
The good news is that, based on my past experiences, the facing direction indicated in the plan does not vary alot from the unit when it is built. I must compliment the authority for adhering closely to the plan.
In this regard, when my clients come to see me to shortlist a few units for them, I would check the plans and superimpose my 24-mountains stencil to get the sitting and facing directions. With that I would use flying stars and Purple-White system (a great tool for this purpose!) to chart out the fengshui of the house. The following are my guiding principles to determine which units have better fengshui:
1. On a macro level, check if there is any pond or pool (usually for condo). If there is, check whether does it comply to Ling Shen position. If it complies, it is very good for money making opportunities.
2. Shape of the unit. A regular shape with no missing corners are of course preferred. Triangular rooms and huge chunk of missing sector is a no-no. Toilet or bombsehlter in the middle of the house is a taboo. However, you realise that nowadays the HDB architects are quite radical in their design and it is quite difficult to get a squarish house. So, just make sure that the missing sector does not correspond to your existing health issue. For instance, if you have gastric problem, do not choose a unit with missing southwest.
3. I will zoom into what energy is residing at the main door, stove and master bedroom. For those that have read my previous posting, certain energies at the main door can cause serious health issue. Stove located at wrong sector in kitchen may hamper the plan of couple who wants to make babies.
4. On a more detailed level, we try to match couple's Gua number to the house to make sure the bedroom energy can support them. I will also check what business or occupation they are in to make sure the house can support their endeavours.
5. If your queue number for the BTO is quite in the front, then it would also be easier for me to tell you which level to choose. Different floor, different qi.
6. I would also want to find out which sector your main door is located so as to see if that level energies can support the door. (Method 5 and 6 are based on Purple White system)
7. Last but not least, give me a call before you go for your appointment with HDB to tell me which of the shortlisted flats have been taken up. In case you are left with only 2 units that are not the top choices, I can still help you decide on the best one. This is reality.
NB: Colour scheme has nothing got to do with feng shui and hence do not be too concerned about the painting of the flat.
